Loan Programs
Start at the top. The first 4 are the ones most first-time buyers in Oakland, Macomb, and Wayne counties end up using.
Edge Home Finance, LLC is a mortgage broker, so I reach these programs through many wholesale lenders rather than one bank. Tell me your goals and I’ll tell you which ones fit. Contact me for a personalized quote.
FHA Loans
Insured by the Federal Housing Administration, FHA loans are designed to make homeownership more accessible. They allow more flexibility on credit history than conventional guidelines. First-time buyers and borrowers rebuilding credit often use them.
A good fit for: first-time buyers and borrowers with limited or imperfect credit history.
Down Payment Assistance & First-Time Buyer Programs
State and local programs exist to help first-time buyers with down payment and closing costs, and eligibility varies by location and income. I’ll help you find out what you qualify for in Michigan, California, or North Carolina, and my free First-Time Homebuyer Guide walks you through the whole process.
A good fit for: first-time buyers and anyone who hasn’t owned a home recently.
Conventional Loans
The most common path for buyers and refinancers with established credit. Conventional loans offer flexible term lengths, options for primary homes, second homes, and investment properties, and the ability to remove mortgage insurance once you build enough equity.
A good fit for: buyers with solid credit and stable income who want flexible options.
VA Loans
Earned through military service and backed by the Department of Veterans Affairs. VA loans are one of the strongest benefits available to those who served, with financing options built for veterans, active-duty service members, and eligible surviving spouses. Edge Home Finance, LLC has been recognized for its VA lending volume, and I’d be honored to help you use the benefit you earned.
A good fit for: veterans, active-duty service members, and eligible surviving spouses.
USDA Loans
Backed by the U.S. Department of Agriculture for homes in eligible rural and suburban areas. Many buyers are surprised by how many communities qualify. Eligibility is based on the property location and household income.
A good fit for: buyers purchasing in eligible rural or suburban areas.
New Construction Financing
Financing options for building a home or buying a newly built one, including programs that coordinate with your builder’s timeline. I’ll help you structure financing that fits the construction schedule and converts when the home is complete.
A good fit for: buyers building a home or purchasing new construction.
Jumbo Loans
For financing above the conforming loan limits set for conventional loans. Jumbo programs finance higher-value homes, with multiple term options.
A good fit for: buyers of higher-priced homes that exceed conforming limits.
Bank Statement Loans
Self-employed borrowers often show lower taxable income on paper than they earn. Bank statement programs let you qualify using your business or personal bank deposits instead of tax returns.
A good fit for: business owners, freelancers, and 1099 earners.
DSCR Loans (Investors)
Debt Service Coverage Ratio loans qualify you on the property’s rental income instead of your personal income. No tax returns or W-2s for qualification. Investors use them to build a rental portfolio.
A good fit for: real estate investors buying or refinancing rental properties.
Refinancing
Replace your current mortgage with a new one, to change your rate or term, or to take cash out of your equity for renovations, debt consolidation, or other goals. I’ll run the numbers with you. If a refinance doesn’t make sense for your situation, I’ll tell you.
A good fit for: homeowners whose goals or market conditions have changed since they bought.
HELOC & Home Equity
Access the equity you’ve built without replacing your existing first mortgage. A home equity line of credit gives you a line to draw on as needed, for renovations, tuition, or a cushion.
A good fit for: homeowners with meaningful equity who want to keep their current first mortgage.
