VA Loans in Metro Detroit

You earned this one. VA financing is the strongest benefit available to most people who served, and Edge Home Finance, LLC has been recognized nationally for its VA volume — it is a program this brokerage places constantly rather than occasionally.

Who Is Eligible

Eligibility runs on service, not on the property. It generally covers veterans, active-duty service members, members of the National Guard and Reserve who meet the service requirement, and eligible surviving spouses.

The document that proves it is a Certificate of Eligibility. Most of the time I can pull it during our first conversation, so it is rarely the thing that slows anyone down. If your service record is complicated — a break in service, a discharge you have questions about — bring it to me early rather than assuming the answer.

There is also a funding fee on most VA loans, and it can be waived for veterans receiving compensation for a service-connected disability. That waiver is worth confirming before you shop, because it changes the shape of the deal.

Edge Home Finance, LLC is a private mortgage broker and is not affiliated with, endorsed by, or acting on behalf of or at the direction of the U.S. Department of Veterans Affairs (VA), the Federal Housing Administration (FHA), the Department of Housing and Urban Development (HUD), the U.S. Department of Agriculture (USDA), or any other government agency.

Metro Detroit Specifics

Macomb County has a substantial military and veteran population, Selfridge Air National Guard Base sits in Harrison Township, and the VA medical centers in Detroit and Ann Arbor anchor a wide community across all three counties. A good share of my VA files are people already living here who did not realize the benefit was still available to them — entitlement can often be reused, including by people who have used it before.

The VA appraisal also carries its own property requirements, which is the piece that most often surprises a buyer mid-deal. On the older housing stock here, knowing that before you write an offer is worth more than knowing it after.

100% Financing, and No Monthly Mortgage Insurance

Those are the two features that make VA what it is, and no other program I place offers either one, let alone both.

100% financing means the loan can cover the full purchase price — there is no downpayment requirement. No monthly mortgage insurance means the monthly charge that FHA and low-downpayment conventional loans carry simply is not there. On a payment you are going to make 360 times, that second one compounds.

What VA charges instead is a funding fee, and it is usually financed into the loan rather than paid at the table. It can be waived entirely for veterans receiving compensation for a service-connected disability — worth confirming before you shop rather than after.

Nothing about a conversation with me starts an application or pulls your credit.

Representative example, VA. $400,000 purchase price, single-family primary residence in ZIP 48336 (Oakland County, Michigan), estimated credit score, 30-day rate lock, escrow account not waived, eligible veteran borrower. Downpayment $0, which is 0% of the purchase price. Total loan amount $408,600, which is the $400,000 purchase price plus an $8,600 VA funding fee financed into the loan. The funding fee may be waived for veterans receiving compensation for a service-connected disability. Repayment terms: 360 monthly payments of $2,616.31 in principal and interest, at a fixed interest rate of 6.625% for the full 30-year term, with no balloon payment. This program carries no monthly mortgage insurance. Property taxes are estimated at $300.00 per month and homeowner’s insurance at $83.33 per month; both vary by community and by property, are not set by the lender, and are not included in the Annual Percentage Rate. Annual Percentage Rate (APR) 7.078%. Rates effective September 15, 2026 and subject to change. This is an estimate for illustration only, not a loan approval or a commitment to lend. Until you lock, the rate, APR and terms may change or may not be available at commitment or closing. Your actual rate, payment and costs could be higher.
