Buying Your First Home in Rochester Hills

Rochester Hills is the part of the Rochester area most first-time buyers can actually reach, and it’s also the part people get wrong on paper. Three separate local governments share the Rochester name, and the differences between them land in your monthly payment.

I’m a Licensed Mortgage Loan Originator with Edge Home Finance, LLC, and I work out of Rochester. This is the local version of the process, not a brochure.

Why Does One Rochester Address Not Match Another?

There are three of them, and buyers routinely shop across all three without noticing. The City of Rochester Hills is the large one, about 32 square miles and roughly 76,300 people at the 2020 census. The City of Rochester is a separate, much smaller city next to it. Oakland Charter Township sits to the north and is a township, not a city.

Each sets its own budget and levies its own taxes. Two houses that look interchangeable in a search, a mile apart, can sit in two different jurisdictions with two different tax lines. Find out which one a house is actually in before you fall for it.

The history explains the confusion. Rochester Hills was Avon Township until 1984, when residents voted for cityhood, partly to stop neighboring cities annexing pieces of it. The name changed. The boundary puzzle stayed.

Which School District Will You Actually Be In?

District lines don’t follow city lines, and here they aren’t close. Rochester Community Schools covers 66 square miles across the City of Rochester Hills, the City of Rochester and Oakland Charter Township, serving nearly 15,000 students. The district is roughly twice the area of the city, and it runs three high schools inside Rochester Hills alone.

Parts of Rochester Hills aren’t in Rochester Community Schools at all. The city’s own tax records show two districts levying on Rochester Hills parcels: Rochester Community Schools and Avondale School District. If you’ve been told Utica or Birmingham serve parts of the city, that’s not what the city’s tax scale shows.

So a Rochester Hills address tells you which city bills you and very little about which district you’re zoned to. Confirm it on the parcel, not on the neighborhood’s reputation.

What Changes About the Tax Bill the Year After You Buy?

Michigan caps how fast a home’s taxable value can rise while one owner keeps it, and a sale breaks that cap. In an area where three governments split the tax rolls, that means the figure on the listing tells you about the seller and almost nothing about you.

If the seller has owned since the 1990s, their taxable value has been held down for decades and yours starts over. Buyers who budget from the listing’s tax figure get a surprise in their second year of ownership, and it’s not a small one.

There’s a second piece. Michigan’s Principal Residence Exemption removes up to 18 mills of local school operating tax from a home you own and occupy as your principal residence. If the house you’re buying has been a rental or a second home, that exemption has to be filed for, and the figure you’re reading may not reflect it yet.

What Is the Housing Stock Like, and Who Buys Here?

The median Rochester Hills home was built in 1984, according to the Census Bureau’s 2024 one-year estimates — the same year the city incorporated. Most of what a first-time buyer tours here’s subdivision housing from the decades on either side of that, which generally means fewer of the surprises that come with much older stock.

It’s also an established, higher-income community: median household income $127,505 and a median age of 40.3 in those same estimates. A market prices itself to the households already in it, and a first-time buyer is usually well below the local median rather than at it.

That’s not a reason to write the city off. It’s a reason to know your real number before you start looking. Here’s the Rochester Hills assistance picture →

What Trips Up First-Time Buyers Here

Shopping Before Knowing the Number

Competition is real in this part of Oakland County. An offer without a solid pre-approval behind it gets passed over. Get the letter first, then look.

Budgeting from the Seller’s Taxes

The most common miss in Michigan, and it bites hardest where a seller has held the house a long time. Ask what the uncapped figure looks like.

Assuming the District from the City

Rochester Community Schools and Avondale both levy on parcels inside Rochester Hills. Verify the address.

Ruling the City Out Too Early

Assistance is sized as a share of the purchase price, so it scales with the home rather than running out at a fixed dollar figure.

Which Loan Programs Fit a Rochester Hills Purchase?

Edge Home Finance, LLC is a mortgage broker, which means I place loans through a panel of wholesale lenders rather than off one bank’s product sheet. For a first purchase here, the combinations that come up most are an FHA first mortgage with assistance behind it, or a conventional first mortgage where credit supports it.

Assistance through my lenders is sized at 3.5%, 4% or 5% of the purchase price depending on the program, in repayable and forgivable versions. The program mechanics are on the main assistance page →

I don’t originate MSHDA loans. If you’ve been reading about MSHDA, here’s what I place instead and how the two compare →
