Down Payment Assistance in Rochester Hills
Rochester Hills is where the gap between what a first-time buyer can qualify for and what they have in the bank tends to be widest in my market. Almost nobody here gets stopped by income. They get stopped by cash.
For how the programs themselves work — repayable versus forgivable, which lenders, what the second lien does — start on the main down payment assistance page. This one stays local.
Why Is the Gap So Wide in Rochester Hills?
Median household income in Rochester Hills was $127,505 in the Census Bureau’s 2024 one-year estimates. A market prices itself to the households already living in it, and a first-time buyer is usually well below that figure rather than at it.
So the problem here’s rarely qualifying. It’s cash. Buyers who can comfortably carry a payment in Rochester Hills often can’t produce the funds the closing table asks for, and that’s precisely the problem assistance was built for.
One structural point works in your favor. Assistance through my lenders is calculated as a percentage of the purchase price, not a flat grant. In a higher-priced city the assistance scales with the home instead of running out.
What About the Oakland County Program?
Oakland County’s Treasurer runs a homebuyer assistance grant for first-time buyers anywhere in the county, delivered in partnership with Independent Bank. The program requires Independent Bank to provide the mortgage, which means it’s not something I can originate. I would rather tell you it exists than pretend it doesn’t.
Go to Oakland County directly for the current terms, the income cap and whether funds are still available, and treat anyone’s summary of it, including this one, as potentially out of date. If it fits you, take it.
What I place is a separate set, through Edge Home Finance, LLC’s wholesale lenders: assistance sized at 3.5%, 4% or 5% of the purchase price, in repayable and forgivable versions, on FHA and on conventional financing. Those can be compared against the county program rather than ruled out by it.
Do Income Limits Rule Out Rochester Hills Buyers?
Sometimes, and less often than people assume. Where a program sets an income limit, that limit is set by county rather than by city, so it’s an Oakland County figure and it’s the same whether you buy in Rochester Hills, Troy or Royal Oak. Your household’s income gets measured, not the city’s median.
Not every program I work with has an income limit at all. Several allow a higher debt-to-income ratio and set lower minimum credit scores than the guidelines most buyers are measured against first. Being told no once tells you about one program’s rules and nothing more.
“First-time buyer” also usually means you haven’t owned a home in the past three years, so someone who owned before can often still qualify.
How Do Rochester Hills Property Taxes Affect What You Qualify For?
Directly. Property taxes are part of the monthly housing expense a lender counts, so a heavier tax line eats room in your debt-to-income ratio and lowers the price you qualify for. Assistance helps with cash to close. It doesn’t change the tax figure.
One more number that moves after closing: Michigan uncaps a home’s taxable value the year after it sells. Budget from the reset, not from the listing, or the payment you qualified for isn’t the payment you get.
This is why I price the specific parcel. Rochester Hills, the City of Rochester and Oakland Charter Township are three separate taxing jurisdictions, and two districts levy inside Rochester Hills, so the school portion isn’t uniform across the city either. The FAQ has the longer version →
A First-Time Buyer Who Used One
“As a first-time homebuyer in Metro Detroit, I wasn’t sure if I would qualify — but Ryan helped me use a down payment assistance program and secure an FHA home loan with low money out of pocket. He explained my credit, debt-to-income ratio, and the pre-approval process in a way that was easy to understand. If you’re looking for a knowledgeable mortgage lender who truly understands first-time buyers, I highly recommend Ryan.”
