Down Payment Assistance in Troy, Michigan

The question I get from Troy buyers isn’t whether assistance exists. It’s whether they earn too much to use it. Most of them never ask, because they assume the limit is measured against Troy. It’s not.

Program mechanics — repayable versus forgivable, which lenders, what the second lien does — live on the main down payment assistance page. This page is about how those programs meet Troy specifically.

Free. No credit pull. Nothing here starts an application.

Do I Earn Too Much for Assistance in Troy?

Troy’s median household income was $118,720 in the Census Bureau’s 2024 one-year estimates, and that figure does a lot of damage. Buyers see it, assume every assistance program is measured against something near it, and never ask.

Three things are worth knowing. Not every program I work with has an income limit at all. Where a limit exists it’s set at the county level, so it’s an Oakland County figure and it doesn’t move because you chose Troy over another city in the county. And it measures your household, not your neighbors.

The only way to find out is to run your actual numbers. That review costs nothing and doesn’t pull your credit.

How Does Assistance Size to a Troy Purchase?

The assistance I place is calculated as a percentage of the purchase price rather than paid as a flat grant: 3.5%, 4% or 5%, depending on the program, on FHA or conventional financing, in repayable and forgivable versions.

That structure matters more in a higher-priced city than a lower-priced one. A fixed-dollar grant covers a shrinking share of the closing table as prices rise. A percentage doesn’t.

Which version suits you depends on how long you intend to stay. Forgivable assistance is forgiven only after you’ve owned and occupied the home for the period the program sets; leave early and some or all of it becomes repayable. In a city where a lot of people arrive for a job, that’s a real question rather than a technicality.

Is There a Troy or Oakland County Program?

Oakland County’s Treasurer runs a homebuyer assistance grant for first-time buyers in the county, delivered with Independent Bank. Because it requires that bank to provide the mortgage, I can’t originate it. Check the current terms with the county rather than with any lender’s description of it, and if it fits you, use it.

I didn’t find a separate City of Troy down payment assistance program. I also can’t prove one doesn’t exist, so if you want certainty, call the city’s community development office. What I’ll not do is describe a program I could not confirm.

One more search result worth flagging, because it catches people: several down payment assistance programs that come up under “Troy” belong to Troy, New York. Check the state before you fill anything in.

What the School District Does to Your Qualifying Number

Assistance solves cash at closing. It doesn’t touch the monthly tax line, and in Troy that line isn’t uniform across the city.

Seven school districts have territory inside Troy, and school operating taxes are levied by district. The same price in two parts of the city can carry different monthly taxes, which changes the debt-to-income math and therefore the price you qualify for.

Watch the tax line too. Michigan uncaps taxable value the year after a sale, so the number printed on the listing belongs to whoever is selling it, not to you.

A First-Time Buyer Who Used One

★★★★★

“As a first-time homebuyer in Metro Detroit, I wasn’t sure if I would qualify — but Ryan helped me use a down payment assistance program and secure an FHA home loan with low money out of pocket. He explained my credit, debt-to-income ratio, and the pre-approval process in a way that was easy to understand. If you’re looking for a knowledgeable mortgage lender who truly understands first-time buyers, I highly recommend Ryan.”
