Buying Your First Home in Troy, Michigan

There are seven school districts inside the Troy city limits. A Troy address doesn’t mean Troy schools, and plenty of buyers find that out at enrollment. There are seven school districts inside the city limits.

I’m a Licensed Mortgage Loan Originator with Edge Home Finance, LLC, working out of Rochester. Here’s what actually matters when you buy your first home in Troy.

Is a Troy Address Always a Troy Schools Address?

No. The Troy School District states it plainly on its own website: there are seven school districts, Troy included, within the City of Troy boundary lines. The city’s millage records name all seven — Avondale, Birmingham, Bloomfield, Lamphere, Royal Oak, Troy and Warren Consolidated.

That’s a lot of district boundary inside one city of roughly 87,300 people, and none of it’s visible from the street. Buyers pay for a district and then find out at enrollment that the parcel was never in it.

Check the district against the address before you write an offer. The city assessor’s property records will tell you, and so will the district.

Why Does the District Line Change Your Payment?

Because school operating taxes are levied by the district, not by the city. Two Troy houses in two different districts are taxed on two different school millages, and the difference isn’t decorative. It lands in the escrow portion of your payment every month you own the home.

Michigan’s Principal Residence Exemption removes up to 18 mills of local school operating tax from a home you own and occupy as your principal residence. That exemption is why the same house is taxed differently as an owner-occupied home than as a rental, and why the figure printed on a listing sometimes isn’t the figure you’ll pay.

I use the actual rate for the actual parcel. In a city split across seven districts, a city-level average isn’t worth much.

What Happens to the Taxes After Closing?

And the tax line moves after you buy. Michigan uncaps taxable value the year following a sale, so a house held by one family for twenty years can reset hard — which in Troy can matter more than which district you land in.

Troy was a township from 1827 and incorporated as a city in 1955, and its median home was built in 1977 — the 1970s alone account for roughly a third of the housing stock, according to Census Bureau estimates for 2020 through 2024. A lot of those houses have passed through long ownerships. The longer the seller has held it, the larger the reset. Why the same price costs more in one place than another →

Who Moves to Troy?

A large share of people who were not born in this country. In the Census Bureau’s 2024 one-year estimates, 30.9% of Troy residents were foreign-born, more than double the rate for Michigan as a whole. Median household income was $118,720 and the median age 42.4.

Troy is also a working city rather than only a bedroom community. The city reports around 6,000 businesses employing more than 129,000 people inside its limits, across office, engineering, manufacturing and retail. Plenty of my buyers here are moving for a job rather than for a house.

What If My Credit File Is New to the United States?

It comes up constantly in Troy, and it’s workable more often than people expect. A thin credit file isn’t the same thing as damaged credit, and programs differ substantially in how they treat one.

What matters is documentation: a verifiable income history, funds you can source, and a payment record that can be established even where a traditional score is short. What I need is your actual situation, early enough to do something about it.

If a lender has already told you no, the useful question is which program you were run through. That answer was about one set of guidelines, not about all of them.

Which Programs Do First-Time Buyers in Troy Use?

Edge Home Finance, LLC is a mortgage broker, so I place loans across a panel of wholesale lenders instead of one institution’s shelf. In Troy the usual shapes are a conventional first mortgage where credit supports it, an FHA first mortgage where credit history needs more flexibility, and assistance behind either one.

Assistance runs 3.5%, 4% or 5% of the purchase price depending on the program, in repayable and forgivable versions. What that looks like against Troy prices →

I don’t originate MSHDA loans. Here’s what I place instead →

Edge Home Finance, LLC is a private mortgage broker and is not affiliated with, endorsed by, or acting on behalf of or at the direction of the U.S. Department of Veterans Affairs (VA), the Federal Housing Administration (FHA), the Department of Housing and Urban Development (HUD), the U.S. Department of Agriculture (USDA), or any other government agency.
