Section 184

Section 184 Home Loans in Michigan

Almost nobody in Metro Detroit places Section 184 loans. I do, through 1st Tribal Lending. It’s the HUD Indian Home Loan Guarantee Program, and if you’re an enrolled member of a federally recognized tribe it belongs in your comparison.

Who Section 184 Is For

Section 184 is for enrolled members of federally recognized tribes. Michigan has twelve federally recognized tribes, and eligibility follows the borrower’s enrollment, not the location of the tribe, so members living in Oakland, Macomb, or Wayne County can use it to buy here.

  • The borrower must be an enrolled member of a federally recognized tribe
  • The home must be a one-to-four unit property and your primary residence
  • The loan must be a fixed-rate term, and made in an eligible area
  • It must be placed through a HUD-approved Section 184 lender

Eligible areas have expanded well beyond tribal trust land over the life of the program, and HUD has revised the residency rules more than once. Current eligibility is published at hud.gov/section184.

Why Almost Nobody Offers It

HUD backs the loan, which is why the qualifying box is shaped the way it’s. It’s also genuinely underused, mostly because most originators have never placed one and don’t bring it up.

If you’re an enrolled tribal member, it belongs in the comparison alongside FHA, conventional, and the assistance programs I place. Sometimes it’s the one that fits and sometimes it’s not. You should see them side by side before you decide.
