MSHDA Alternatives in Michigan
If you’ve been researching down payment help in Michigan, you’ve found MSHDA. Here’s the honest version: I don’t originate MSHDA loans. I do place several other assistance programs, and several of them allow a higher debt-to-income ratio than standard agency guidelines and set lower minimum credit scores.
What MSHDA Is
The Michigan State Housing Development Authority is a state agency that runs down payment assistance paired with its own first-mortgage products, through a network of participating lenders. MSHDA is legitimate and it puts Michigan buyers in houses every year. I’m simply not one of the lenders that places it.
MSHDA sets its own credit, income, purchase-price, and homebuyer-education requirements, and it revises them. For current terms, go to the source rather than to any lender’s summary of it, including this one: michigan.gov/mshda.
If MSHDA turns out to be the right path for you, take it. I would rather tell you that than put you in something that fits me better than it fits you.
Where My Programs Differ
The assistance programs I place come through Edge’s wholesale lenders rather than through the state. That produces a few concrete differences:
No State First Mortgage Required
MSHDA assistance is tied to a MSHDA first mortgage. Mine aren’t tied to any single first-mortgage product, so the assistance and the loan underneath it can be chosen separately.
Different Credit Thresholds
Several of my programs set lower minimum credit scores than MSHDA does. If you were turned down on score, that was one program’s rule, not a verdict on whether you can buy.
More Room on Debt-to-Income
Several allow a higher debt-to-income ratio than the state program does, which is often what decides the outcome for a buyer carrying student loans or a car payment.
Repayable or Forgivable
I carry both structures, on both FHA and conventional financing, so the choice can follow how long you actually plan to stay in the home.
What I can’t tell you is which is better in the abstract. It depends on your credit, your income, the county, and how long you’ll own the home. Here’s the full list of what I work with →
A First-Time Buyer Who Used One
“As a first-time homebuyer in Metro Detroit, I wasn’t sure if I would qualify — but Ryan helped me use a down payment assistance program and secure an FHA home loan with low money out of pocket. He explained my credit, debt-to-income ratio, and the pre-approval process in a way that was easy to understand. If you’re looking for a knowledgeable mortgage lender who truly understands first-time buyers, I highly recommend Ryan.”
