When Does Refinancing Make Sense?

Refinancing replaces your current mortgage with a new one. Sometimes that’s a clear win. Sometimes it isn’t, and the difference comes down to a few numbers.

The Reasons People Refinance

Homeowners typically refinance for one of four reasons: to change their interest rate when market conditions have shifted since they bought; to change their term (for example, moving to a shorter payoff); to remove mortgage insurance after building enough equity; or to take cash out of their equity for renovations, debt consolidation, or other goals. Each has different math, and the answer depends on your numbers.

The Break-Even Test

Every refinance has closing costs. The core question is: how long until the monthly savings repay those costs? Divide your closing costs by your monthly savings. That’s your break-even point in months. If you’ll stay in the home well past break-even, the savings outrun the costs. If you might sell before then, it likely doesn’t make sense. The refinance calculator does this math for you.

Watch the Clock, Not Just the Payment

Refinancing a loan you’ve paid on for years back into a fresh long term can lower your payment while raising the total interest you pay, because you’ve restarted the clock. Sometimes that trade is worth it. Sometimes matching your new term to your remaining years works better. Ask me to run both.

Cash-Out Refinancing

A cash-out refinance converts equity into money you can use, often for renovations that add value or for consolidating expensive debt into one payment. Two things to weigh: your new loan is bigger, and you’re converting unsecured debts into debt secured by your home. It works when you have a plan for the money. Without one, you’re spending equity you spent years building. If you want flexible access to equity without replacing your first mortgage, a HELOC may fit better.

When Refinancing Usually Doesn’t Make Sense

If you’re planning to move soon, if the monthly difference is small next to the costs, or if you’d be restarting a long term late in your payoff, the math often says wait. I’ll tell you when it does.
