DSCR Loans Explained for Real Estate Investors
If you’re building a rental portfolio, there’s a loan program built around how investors operate: the DSCR loan.
What DSCR Means
DSCR stands for Debt Service Coverage Ratio, the relationship between a property’s rental income and its monthly cost (the mortgage payment plus taxes, insurance, and any association dues). If a property’s rent covers its monthly obligation, it “services its own debt.” That ratio, not your personal income, is what qualifies you.
Why Investors Use Them
Traditional loans qualify you on personal income: tax returns, W-2s, debt-to-income math. Investors hit a wall there. Depreciation and write-offs cut your taxable income on paper, and every financed property complicates the picture further. With a DSCR loan you skip all of it. The property’s cash flow qualifies you, so you provide no tax returns or employment verification for qualification, and property number six is no harder than property number one.
How the Ratio Works
The math is simple: monthly rental income divided by the full monthly payment. A ratio of exactly 1.0 means the rent covers the payment. Above 1.0, the property cash-flows; below it, you’re covering part of the cost yourself. Different lenders set different minimums, and stronger cash flow opens up more programs. Market rent from an appraiser’s rent schedule can be used for properties that aren’t rented yet.
What DSCR Loans Are Used For
Purchases and refinances of rental properties: long-term rentals, and with many lenders, short-term rentals as well. Investors use them to buy the next property without re-documenting their entire financial life, or to pull equity out of an existing rental to fund the next acquisition.
What to Keep in Mind
DSCR loans are for investment properties, not your primary residence. They ask for more equity up front than owner-occupied programs, and terms vary between lenders. Through Edge Home Finance, LLC I can compare DSCR programs across multiple wholesale lenders to fit your strategy, whether you want cash flow or leverage.
Is It Right for You?
If you’re self-employed, building a portfolio, or tired of re-sending tax returns for every purchase, DSCR financing is worth a look. See the program overview or book a call and we’ll run your numbers on a real property.
