Buying Your First Home in Sterling Heights
Sterling Heights is where the math finally works for a lot of my first-time buyers. It’s also a city cut in half by a school district line most of them never notice. It’s also a city cut in half by a school district line that most buyers never notice.
I’m a Licensed Mortgage Loan Originator with Edge Home Finance, LLC. Here’s the local version of what you’re about to do.
Which Half of Sterling Heights Are You Buying In?
Two districts split the city, and the city’s own tax records break the bill out for exactly those two. Utica Community Schools covers the northern portion. Warren Consolidated Schools covers the southern portion.
Neither is confined to Sterling Heights. Utica Community Schools also serves the city of Utica, most of Shelby Township and parts of Ray, Washington and Macomb townships, and is the second-largest district in Michigan with 25,297 students in 2024-25. Warren Consolidated serves Warren and parts of Troy alongside Sterling Heights, with 12,564 students.
One city, two entirely different school systems. Buyers tour a house on the north side and a house on the south side in the same afternoon without realizing they’re comparing across a district boundary.
Why That Line Shows Up in Your Monthly Payment
School operating taxes are levied by the district. Same city, two districts, two school millages, and the tax portion of your escrow follows the parcel rather than the city limits.
Michigan’s Principal Residence Exemption takes up to 18 mills of local school operating tax off a home you own and occupy as your principal residence. If the house you’re looking at has been a rental, the figure you’re reading may not have that exemption applied, and the number will move once you file for it.
I price the parcel, not the city. In Sterling Heights that’s the difference between a budget that holds and one that doesn’t.
What Is the Housing Stock Like?
Sterling Heights was Sterling Township until it incorporated as a city in 1968, and it filled in around that date. The median home here was built in 1977, and roughly half of all housing units went up between 1960 and 1979, according to Census Bureau estimates for 2020 through 2024. That’s why so much of the city reads as one continuous era of building, not a patchwork.
A house that age is usually a clean purchase. It’s also old enough that you don’t waive the inspection. Roofs, furnaces, water heaters and electrical panels from a previous owner’s last replacement cycle are what turn up, and they’re worth knowing about before you commit your savings to the closing table rather than to a repair.
That’s also an argument for not emptying your account to close. Assistance in Sterling Heights →
What Do the Taxes Do the Year After You Close?
Michigan uncaps a home’s taxable value the year after it changes hands. In a city where a lot of houses have been held by the same family since the build-out, that reset is rarely small.
In a city where a lot of homes have been held by the same family since that 1960s and 1970s build-out, the reset can be substantial. Ask what the uncapped figure looks like before you decide what you can afford, not after. The longer explanation is in the FAQ →
Who Buys in Sterling Heights?
Median household income was $81,102 in the Census Bureau’s 2024 one-year estimates, with a median age of 41.5. Of the Metro Detroit cities I work in most, this is where a first-time buyer’s income tends to line up closest with the market around them.
It’s also one of the most internationally settled cities in the region, with large Iraqi, Assyrian and Chaldean, Albanian, Polish, Bosnian, Croatian, Macedonian and Serbian communities. If your credit file is short because you arrived recently, that’s a documentation question, not a dead end, and it’s one I deal with regularly.
The industrial base is still here. The employers the city publishes at the top of its own list are Stellantis, Ford and General Dynamics Land Systems, and a good number of my buyers work shifts. Shift differential and overtime can be counted as income, but how it gets documented varies by program, so raise it early rather than late.
Which Loan Programs Fit Here?
Edge Home Finance, LLC is a mortgage broker, so I shop your scenario across a panel of wholesale lenders. For a first purchase in Sterling Heights the common combinations are an FHA first mortgage with assistance behind it, or a conventional first mortgage where credit supports it and you want the option to drop mortgage insurance later.
Assistance through my lenders is sized at 3.5%, 4% or 5% of the purchase price, repayable or forgivable. The mechanics are on the main assistance page →
