Down Payment Assistance in Livonia, Michigan

If you searched for down payment help in Livonia, the first thing you found was almost certainly the Wayne County program. Here’s the part the search results bury: it doesn’t cover Livonia.

General program mechanics are on the main down payment assistance page. This page exists because Livonia is a genuine exception.

Free. No credit pull. Nothing here starts an application.

Does the Wayne County Program Cover Livonia?

No. The Wayne County Down Payment Assistance Program is administered by National Faith HomeBuyers, and Livonia isn’t among the communities it serves. Several of the county’s larger cities sit outside it for the same reason Livonia does: they receive their federal housing money directly rather than through the county.

That’s not a technicality you want to discover late. It’s the reason a Livonia buyer can spend a week reading about Wayne County assistance and conclude that nothing is available to them.

Confirm the program’s current terms and its community list with National Faith HomeBuyers directly rather than relying on anyone’s summary, including mine. If you’re also looking at another Wayne County community, it may well apply there.

So What Is Actually Available in Livonia?

The assistance I place doesn’t come from the county or the state. It comes through Edge Home Finance, LLC’s wholesale lenders, which is exactly why a county boundary doesn’t reach it.

It’s sized at 3.5%, 4% or 5% of the purchase price depending on the program, on FHA or conventional financing, in repayable and forgivable versions. Repayable assistance is a second lien you pay back on the program’s terms. Forgivable assistance is forgiven after you’ve owned and occupied the home for the period the program requires.

Several of these programs allow a higher debt-to-income ratio and set lower minimum credit scores than the guidelines most buyers are measured against first.

Edge Home Finance, LLC is a private mortgage broker and is not affiliated with, endorsed by, or acting on behalf of or at the direction of the U.S. Department of Veterans Affairs (VA), the Federal Housing Administration (FHA), the Department of Housing and Urban Development (HUD), the U.S. Department of Agriculture (USDA), or any other government agency.

What About MSHDA?

MSHDA is the state program, and it’s the other thing a Michigan search surfaces. I don’t originate MSHDA loans. I would rather say that in one sentence than let you find out three weeks in.

If MSHDA turns out to be the right path for you, take it. Here’s an honest comparison of what I place against it →

Why Livonia Buyers Should Not Close with an Empty Account

The median Livonia home was built in 1963, and roughly 78% of the city’s housing went up in 1979 or earlier. The typical first home here’s around sixty years old, and something mechanical is usually due.

It’s not only the thing that gets you to the closing table. It’s the thing that lets you arrive there with a reserve intact, which on a house of this age is the difference between an inconvenience and a crisis.

For later: the City of Livonia runs its own federally funded home repair programs for existing owners — a minor repair grant and a larger deferred rehabilitation loan, both with income limits and eligibility rules of their own. They aren’t purchase assistance, but they’re worth knowing about once you own the house. More on what the age of the housing stock does to a Livonia purchase →

How Do Livonia Taxes Change What You Qualify For?

Property taxes are counted in your monthly housing expense, so they consume room in your debt-to-income ratio and set a ceiling on price. Assistance doesn’t change that line.

Same with taxes. Michigan uncaps taxable value the year after a sale, and on a house one family has owned since the 1960s the reset is the part that surprises people.

Two Livonia specifics. Most of the city is in Livonia Public Schools but part of it’s in the Clarenceville School District, and because school operating taxes are levied by district, Michigan’s 2025 rate report shows a difference of roughly 3.8 mills between them on a principal residence in Livonia. And the Principal Residence Exemption removes up to 18 mills of local school operating tax from a home you own and occupy, so a house that has been a rental may be showing you a figure that doesn’t apply to you yet. A First-Time Buyer Who Used One

★★★★★

“As a first-time homebuyer in Metro Detroit, I wasn’t sure if I would qualify — but Ryan helped me use a down payment assistance program and secure an FHA home loan with low money out of pocket. He explained my credit, debt-to-income ratio, and the pre-approval process in a way that was easy to understand. If you’re looking for a knowledgeable mortgage lender who truly understands first-time buyers, I highly recommend Ryan.”
